Guide to Commercial Real Estate Loans

Research financing structures, underwriting metrics, lender requirements and execution decisions for acquisitions, development, repositioning and refinancing generally ranging from $3 million to $100 million.

A financing decision framework

Structure debt around the property, sponsor and exit.

Commercial real estate financing is not a single product. Stabilized properties may qualify for long-term fixed or floating debt, while transitional assets often require bridge or private capital. Refinancing introduces a different set of maturity, valuation and payoff considerations.

Across every structure, lenders assess leverage, cash flow, debt yield, borrower experience, liquidity, collateral quality and repayment. These guides explain how those factors interact so sponsors can prepare stronger requests and compare proposals on more than rate alone.

  • Evaluate LTV, LTC, DSCR and debt yield in context.
  • Understand recourse, reserves, fees and prepayment provisions.
  • Prepare property and sponsor documentation before lender outreach.
  • Match the loan term with a supportable sale or refinance strategy.
Transitional capital

Bridge Loans

Commercial bridge loans provide short-duration capital for acquisitions, renovations, lease-up, recapitalizations and maturities that cannot wait for permanent financing. The structure is built around a defined business plan and a credible exit through stabilization, sale or long-term debt.

Borrowers evaluating bridge capital should compare leverage, interest carry, extension rights, reserves, recourse and execution certainty—not just the stated coupon. For $3M to $100M transactions, lender capacity and asset-class experience can be as important as pricing.

Hard Money Loans

Commercial hard money loans prioritize collateral, borrower equity and the repayment plan when a transaction falls outside conventional bank parameters. They are commonly considered for time-sensitive acquisitions, underperforming assets, major renovation programs and urgent refinances.

The flexibility and speed of private asset-based financing usually come with a shorter term and a higher total cost of capital. Strong borrowers define the value-creation plan, protect adequate liquidity and identify the takeout before closing.

Maturity and capital strategy

Commercial Real Estate Refinancing

Commercial real estate refinancing replaces existing debt to address a maturity, improve structure, access equity or move a property from transitional financing into a longer-term loan. The new request is underwritten against current—not historical—property performance and value.

A successful refinance begins before the maturity becomes urgent. Borrowers need time to test proceeds, resolve documentation issues, evaluate prepayment costs and prepare alternatives if occupancy, cash flow or valuation has changed.

Commercial Real Estate Loan Rates

Commercial real estate loan rates reflect the complete risk and structure of a transaction. Property cash flow, leverage, sponsorship, term, amortization, recourse and lender type can materially change pricing for otherwise similar loan requests.

Borrowers should compare total economics and certainty of execution rather than treating the interest rate as the only decision. A lower headline rate can be offset by restrictive proceeds, fees, reserves, prepayment terms or a closing process that does not fit the transaction.
